Compliance & Legal Guardrails

Real estate has some of the strictest marketing rules in Australian consumer law. We teach them all.

β›”

No Client Financial Details

Vendor reserves, vendor motivation, confidential offer amounts, and purchaser financial positions must never enter Claude. Use "the vendor", "the buyer", and placeholder amounts.

βš–οΈ

Australian Consumer Law

All property claims must be accurate and verifiable. Flag any claim Claude generates that is a superlative ("best street", "highest price") or non-verifiable before publishing.

πŸ’°

Underquoting Laws

Price representations in marketing must comply with state-based underquoting laws β€” VIC, NSW, QLD, WA, and SA all have different requirements. Claude does not know your vendor's reserve. Never let it guess.

πŸ“‹

State Licensing Rules

Real estate practice is state-licensed. Tenancy documents must comply with the relevant state Residential Tenancies Act. Claude can draft; you must verify jurisdiction-specific requirements before using.

πŸ”’

Privacy Act

Vendor and tenant personal information is protected under the Privacy Act 1988. De-identify all client details before using Claude β€” replace with "the vendor", "the tenant", or placeholder names.

πŸ“£

Anti-Hawking Rules

Unsolicited direct marketing to individuals has specific obligations under Australian law. If using Claude to draft marketing outreach, check the requirements with your principal before sending.
